I have been in the market looking for office space for our small business. We were excited to have found the place at 469 7th Avenue / Fashion Avenue, New York, New York - The sales and the reception was very nice as they led us to see available offices.  Few days later we decided to sign the agreement and move in.  After signing and paying our initial deposit and first months rent that was when it was all over.  As you may know, every new setup needs help, internet , phone set up furnitures etc. It took us over 3 months to get some of these things settled, for some, we just had to give up on them and continue the operation of our small business.

Many at times the internet doesnt work, its either too hot or too cold in the office, tried talking to the Principal David Shavolian, to no avail. In fact, this guy is a total moron. I wonder how he has a business.  Several months has past and talking to get things done or simply get our office internet or phones working has been impossible.  The  moron David Shavolian will be the fisrt to come to your office trying to collect his rent once its due, he verbally cursed us out, very rude and unprofessional. when asked about service he igores and says it has nothing to do with your rent being due.  Right, we pay our fees regardless of the quality of service or what we are paying for. This went on for 7 months, while we couldnt wait for our lease/agreement to be over. 

We thought we were the only ones but not until we started speakign with few other tentants on the 2nd, 3rd, and 4th floors. And many times we over heard fights with other clients screaming yelling on top of their lungs about same issues.  Internet off for the entire day for the entire offices. If you are in business you can imageine the pain and how this effects your business and productivity.  

Our experience in the office has been the worse since in business for the past 7 years. More than twice we have refused to pay our rent on time to get their attention, what happens? They lock our offices, and charge us for a lock out fee for $300 plus late fees and other surcharges.  At some point we had to involve the police of which they had to let us back into our office. Oh did i mention few of the offices belogning were stolen from the offices? So its not even a safe environment. Imagine your work computer, hard drive or other information being stolen. You'd lose your mind. 

Now that we have finally moved from the offices, getting our deposit refunded has been harder than pulling a tooth out with pliers. Our business operations in this office facility has been nothing but  a huge lost to our business. We could hardly invite clients to come to the office because its so unexpected where they may be a client fighting , yelling or disputes. There has been times where people came to the office threatening them with a gun. Its the worse ever. So, most times in order to have meetings with clients, we sometimes go downstairs to Pieface or coffee shops downstairs.  You dont have to take my word for it, just go and experience this for yourself or ask someone who is a tenant before you rent.  While there 5 receptions who were working for them all quit. 

I wish i have the time and the words to describe this fradulent greedy moron (((REDACTED))) David Shavolian and his brother and partners  Dan Shavolian and Afshin. From our research they have scamed so many people they are the principals of Dse Properties, LLC. 

I have experience other bad services  in my life and never had to report them. This however tops it 100 times.  I wish that in your research to find office space you have come across this and it could help you in making an informed decision. They will use deals to persuade you, you have been warned.
